The houses in Minmi

An established timber home and a recent build can need quite different information at the first enquiry. For an older house, show worn boards and built up paint; for a newer one, include material specifications and any defects already raised with the builder.

Our Minmi painters discuss the condition of your particular home. If an addition has introduced new plaster, render or cladding, identify it separately so required drying or setting time and manufacturer guidance can be considered alongside the original surfaces.

What we look at first in Minmi

Start with what is already on the building and what you want to change. Old paint layers, whether new plaster has dried and plants close to walls can affect the proposed preparation more than the age of the home alone.

  • Village cottages

Older cottage boards may carry loose layers and areas of concealed decay. Flag sections that repeatedly peel or feel soft, and provide any known paint testing results, so repairs and safe preparation can be discussed before colour selection.

  • New builds

New plaster, render or cladding must be ready for paint according to the material supplier and paint manufacturer. If the concern is an apparent building defect, document it and raise it with the responsible builder before arranging an independent cosmetic repair that may hide the issue.

  • Bushland all round

Where trees shade walls or drop debris nearby, check for dirty surfaces and moisture marks. The repaint should account for what is present at your house, including visible mould and plants blocking paths.

Paint containing lead was used in many Australian houses before 1970. Where it is present, the federal government's Lead Alert guide sets out how to prepare it, with wet scraping and wet sanding in place of dry sanding.

Council and approvals in Minmi

City of Newcastle is the council here. Repainting a house is generally exempt development in NSW, which means no approval is needed, and for most homes that is the end of it.

Homes in the new estate may carry covenants on external colours from the developer for a set period. The older village has its own history, and some of its buildings may be heritage listed.

Heritage-listed houses here are the exception to the exempt rule. External painting on a listed house can need council's permission, and painting face brick or stone that has never been painted is the change heritage controls most often stop.

General information about how the process works, not planning advice. Your council is the authority on your property.

Questions people ask painters in Minmi

  • Can we change the colour of our new house straight away?

Check the property's documents for any current colour restrictions and confirm relevant approvals before changing the outside. For interiors, whether new walls are dry and ready for paint and other work still underway matter; a new home is not automatically ready for every proposed repaint immediately after handover.

  • How soon can new plaster be painted?

New plaster must dry and be ready for painting according to the plaster supplier and paint manufacturer. Tell us which sections have recently been plastered or repaired, so their condition can be checked before deciding when to apply the first coat.

  • Can you paint an old village cottage in colours from its era?

Period colours can be considered alongside the roof, masonry and other colours you will keep and any property requirements. Ask our painters in Minmi about samples and the areas you want highlighted, and check any heritage requirements before settling on a scheme.
